What is a Buyer’s Agent & Do I Need One?
A buyer’s agent is a real estate agent who represents the
buyer of a property in a real estate transaction. The real estate agent only
represents the buyer in said transaction. This is done in a formal contract
where the agent agrees to represent the buyer exclusively.
What does a buyer’s agent do for you?
1. Helps you find the right property for you and your family.
Agents help you
get in the door. They work with you to find out what style of house you want
and set up the appointments for you to see houses.
2. Write up an offer and negotiates the offer.
Have you seen the
mounds of paperwork needed when you write an offer? Agents help you navigate
through all of the forms and make sure you don’t over look important items.
3. Buyer’s agents recommend other professionals for
you. Some examples are: A local mortgage
lender, title company/real estate attorneys, home inspectors, movers and more.
You want trusted and
dedicated people working with/for you. Agents have multiple vendors which they
know and trust that know the rules, codes and regulations of the area you are
buying in.
4. Buyer’s agents help overcome any set back that shows up
and coordinates the entire transaction.
They are the problem solvers. They are there to protect and represent your
best interests.
